Skylights have a reputation problem in the South, and the old ones earned it fair and square. A single-pane acrylic bubble from 1985 turns a hallway into a greenhouse by lunchtime, and the flashing kits those units shipped with were an afterthought at best. Plenty of homeowners tore theirs out years ago and swore off the whole idea.
How Modern Skylights Are Different
Thing is, the product changed. Today’s glass is double-paned and coated to bounce infrared heat, so you keep the light and lose most of the warmth. Lots of units come with built-in blinds, or shades you close from a remote. Venting models crack open at the top of the room and let hot air escape, which is genuinely useful over a stove or a shower. Decision One: The Installer
Start with the installer, because that’s where skylight problems actually begin. A skylight is a hole in your roof. Sit with that for a second. The unit itself almost never leaks; the flashing around it is what fails, and proper installation means weaving that flashing into the underlayment and shingles so water always runs over, never under. On a shallow-pitched roof or an aging shingle layer, that takes real skill. South-facing pulls in winter sun and, shaded properly, not much summer heat. East and west are the tricky ones, catching low-angle sun exactly when you don’t want it and throwing glare across the room. Decision Three: Glazing
Then the glazing itself. Look for units rated for your climate zone. A lower solar heat gain number means less heat riding in with the light. And if all you really want is brightness in a dark closet or hallway, a tubular skylight, one of those small reflective tubes, does the job for a lot less money and gives up only the view.
Maintenance
Upkeep is light. Don’t let leaves and pine needles pile up on the uphill side, since trapped debris holds water against the flashing. Glance at the interior trim once a year for staining. Do that much and a modern unit will run twenty years or more without complaint, assuming the install was right.
